District 1 Councilwoman Sukh Kaur is leading the charge to bring more “missing middle” housing to the Alamo City.
Kaur filed a Council Considering Request (CCR) this week that proposes offering to incentivize developers to build more duplexes, fourplexes and cottage courts. CRRs are the formal documents members of council file so an idea can work toward getting final debate by the entire body.
Specifically, the CCR filed Tuesday would offer incentives, including possible Housing Bond dollars and county tax abatements, to developers who want to build this type of housing, which, despite demand, is more difficult to construct due to zoning and permit hurdles.
Difficulty securing financing and pushback from certain neighborhoods can also be a hinderance.
Kaur’s proposed incentive program would also target developers seeking to build housing with two to 20 units, each with two to three bedrooms. To qualify for the perks, at least some of the builder’s units would be set aside as affordable housing.
Council Members Jalen McKee-Rodriguez (District 2), Edward Munguia (District 4), Teri Castillo (District 5) and Ric Galvan (District 6) also signed on in support of the CCR.
Kaur’s “missing middle” housing initiative will next head to council’s governance committee for review.
