
In news that may have renters breathing a sigh of relief, the median cost of one- and two-bedroom apartments in San Antonio is largely unchanged from last year, online marketplace Zumper reported in its most recent monthly market study.
The median price to rent a one-bedroom apartment in San Antonio stands at $1,050, a 0.9% decline from 12 months ago, according to Zumper’s data. Meanwhile, the average cost of a two-bedroom unit held steady at $1,350.
In other words, the 12-month inflation rate in San Antonio-area rentals is hovering around 0%.
What’s more, the median price for one- and two-bedroom apartments in the Alamo City were both well below the U.S. average. Nationally, the median rental cost for a one-bedroom is about $1,525, while a two-bedroom runs $1,905, according to Zumper.
Despite falling or stagnating rents across most Texas markets, Zumper CEO Anthemos Georgiades warned the relief may be short-lived.
“The key dynamic to be aware of is that despite record levels of new supply entering the market in the past two years, new multifamily construction permits have plummeted, meaning supply will stall within a couple of years, putting upward pressure on rents again,” Georiades said in a statement.
“Right now, it feels like the calm before the storm,” he added.
The stagnating and declining rents in Sun Belt cities also come as concerns grow about the nation heading into a recession.
Indeed, the Dow Jones Industrial Average has declined 2.5% since President Donald Trump took office in January. Meanwhile, U.S. consumer confidence fell for the fourth month in a row, which also may factor into slipping demand in the rental market.
