San Antonio’s real-estate market is experiencing the highest turnover rate of any big U.S. metro, according to a study released this week by Austin-based Realtor.com.

Economists at the home-buying website analyzed the nation’s 50 largest metros areas and their turnover rates between September 2024 and August of this year to pinpoint the 10 spots where folks are selling their homes at the highest clip.

San Antonio tied with Kansas City and Indianapolis for the metro with the most turnover. All three had a rate of 45 sales per 1,000 housing units.

“People in San Antonio are monetizing appreciation and resetting life logistics, not panic selling,” Cabrera told Realtor.com for its report. “They are selling to repay debts, relocate for their relatives and escape the commute for more space.”

San Antonio isn’t the only Texas metro seeing a dramatic climb in home sales, though. The previously hot Dallas, Austin and Houston markets also all made the high-turnover top 10.

Although the San Antonio Board of Realtors reports a 19% decline in sales since last November, with active listings climbing 14%, local housing expert Sain Rhodes maintains that there’s still significant demand for Alamo City real estate.

“San Antonio is a city where sellers are riding the wave of demand,” Rhodes told Realtor.com. “Last quarter, I personally relocated clients from high-tax states like California to San Antonio. Sellers are taking advantage of this window of opportunity and not waiting around.”

The U.S. metros with the highest turnover, according to Realtor.com are:

  3. Indianapolis
  4. Las Vegas
  5. Dallas
  6. Nashville
  7. Austin
  8. Charlotte
  9. Houston
  10. St. Louis
