A three-story Victorian mansion in Tobin Hill is back on the market after a major price cut whacked its original, late-2022 listing price of $1.3 million down to just $599,000.
The drastic reduction is due to the major repairs needed on the property, including foundation work, electrical upgrades and new HVAC, said Shana Kounse, listing agent for the residence. The house, which was listed earlier this week, currently lacks air conditioning on the first floor.
“Someone could easily buy this, live there, make repairs and sell it for $1.5 million,” Kounse said.
The house is set back on the property, away from the noise of the street. Stately corinthian columns frame deep-set verandas on the first and second floors. Upon entering the home, it would be hard to miss the Freemason coat of arms in an archway across the foyer.
Dubbed the “Pruitt House,” the four-bedroom, two-bath dwelling was built in 1920 by Richard Tarpley Pruitt, a produce supplier and real estate investor who was involved in the construction of the Arthur Hotel along with factories and cold storage buildings downtown. In addition to being a Freemason, Pruitt sat on the board of the Fiesta Commission.
Historic details have been preserved throughout the the late produce supplier’s house, including pocket doors, 10-foot ceilings, old-growth pine floors and interior columns. The lot also features a pool and a two-story coach house, which includes additional living quarters.
The third story of the main house consists of former attic space that’s been converted into spacious living quarters. Its original beadboard walls and ceilings have been painted a bright white. Banishing any thought of a haunted Victorian attic, the space is flooded with light from windows that offer views of the Pearl Brewery and downtown San Antonio.
Both of the home’s second-story bedrooms open onto the upstairs veranda, where current owner Sandra Anderson says she enjoys her morning coffee while listening to the cardinals.
“It’s a substantial house. She has a lot of grace,” said Anderson, whose sister Candy bought the property in 2003, but has since passed away. “She would stand in the yard with her hands on her hips and say, ‘What lucky girl lives here?”
