Ever wanted to scarf down buttermilk pancakes while getting buzzed on Long Island iced teas?

Well, that niche dream can soon be a reality at the nation’s first-ever combined IHOP-Applebee’s location, set to open in the San Antonio suburb of Seguin early next year.

Indeed, the IHOP-Applebee’s hybrid concept is the brainchild of California-based Dine Brands Global and aims to generate more revenue than the restaurants would garner independently.

Dine Brands’ other IHOP-Applebee’s hybrid locations in Canada, Mexico and the United Arab Emirates already bring in “on average approximately 1.5 times to 2 times the revenue of a single-branded restaurant,” CEO John Peyton told investors last week, according to the New York Post.

Those numbers come as Applebee’s saw a 6% drop in earnings in its third quarter, while IHOP’s sales declined by 2.1%, according to Express-News.

So, what will this monstrosity of American casual dine-in culture look like?

Well, both the Applebee’s and IHOP menus will be available all day long and both restaurants will share the same kitchen. The location will also feature IHOP’s iconic blue booths and Applebee’s bar. However, folks will be able to order off both menus, regardless of where they sit.

There will also be a drive-thru window, reports the daily.

The concept, located at 2777 N. Highway 123, is set to open in the first quarter of 2025, according to a Texas Department of Licensing and Regulation filing.
